Commercial real estate finance runs on memory. We wrote the standard down and built the platform that keeps it, so every file is underwritten the same way, by people who have held the pen.
Our founder and CEO spent almost two decades inside the institutions that finance commercial real estate, as an executive and chief lending officer who owned the credit box: setting underwriting standards, sitting on credit committee, and involved in the origination, underwriting and closing of more than $2 billion in commercial real estate financings across multiple market cycles.
The rest of the desk comes from the same side of the table. Corlan was founded in 2026 to give sponsors and brokers what we always wanted from the other side: a file sized to the binding constraint, placed with the source whose terms you choose, and signed off by a principal before any lender sees it.
The same five controls apply whether the request is $3 million or $100 million, and whoever on the desk picks it up.
| Control | What we do | What the lender receives |
|---|---|---|
| Sizing | LTV, DSCR and debt yield solved together against the credit box. | Maximum proceeds, with the governing test named |
| Source spreads | Built from the rent roll, T-12 and appraisal, never a summary sheet. | A spread where every figure traces to a document |
| Stress | A downside case run while the file is still ours to fix. | Sensitivity to rate, occupancy and exit |
| Committee writing | The memo and credit narrative, written from the deal file. | A package in the form a committee reviews |
| Sign-off | A principal reviews the file end to end. | Nothing reaches a lender unreviewed |
“We size a deal before we sell it, even when the honest answer is less than a sponsor hoped. That is the number that closes.”
